Our Deluxe Accessible Cabin is designed specifically for the needs of physically impaired travellers with a companion. Ramp access, spacious layout, queen bed in separate bedroom with room to move round, bathroom with shower seat and grab rails. Single bunks with innerspring mattress located in kitchen living room area with all linen supplied. Air conditioned cabin with smart TV. Roomy front deck. Max 4 people.

Reception hours
Changes & cancellations
- Throughout most of the year, changes and cancellations can be made up to 72 hours prior to arrival. Please note that promotional rates will not allow for changes and cancellations and will require full payment at the time of the reservation. For stays over the Peak Season, specific rules apply and are highlighted below:
Bookings Staying (2nd - 6th April 2026)
- Modifications to bookings are allowed up to 30 days prior to arrival without penalty
- Modifications to bookings within the 30 days prior to arrival window will attract a fee of 25% of total booking cost. Note, moving dates of reservation outside of the peak Easter period constitutes a booking cancellation and subsequent rebooking.
- Cancellations made to bookings are allowed up to 30 days prior to arrival without penalty
- Cancellations made to bookings within the 30 days prior to arrival window will attract a fee of 25% of total booking cost, with the remaining 75% of total booking cost held in credit until 31 August 2026 for use in a future booking.
- Refunds are not offered for reduction in nights stayed due to changes in weather.
- If you do not arrive on your reservation date your booking will be cancelled without refund or credit.
- Booking must be made under the name of person attending the park
- Total occupant numbers must be listed on the reservation.
- All attempts to accommodate room / site requests will be made however we cannot guarantee a specific room or site.
Bookings Staying (24th December 2026 - 9th January 2027)
- Modifications to your booking can be made up until 1 December 2026, subject to availability and any applicable rate changes.
- From 1 December 2026, all bookings become non-refundable and non-amendable. This includes changes to dates, length of stay, guest numbers, and accommodation type.
- If you wish to move your stay outside the Summer Peak Season, this will be treated as a cancellation and rebooking, and the cancellation terms will apply.
- Cancellations are permitted until 1 December 2026 with a full refund of all amounts paid.
- From 1 December 2026, all bookings become strictly non-refundable and non-amendable. This applies to full cancellations, partial cancellations, reductions in stay length, and changes to guest numbers or accommodation type.
- No refunds or credits are available for any nights not used due to weather, travel delays, late arrival, or early departure.
- If you do not arrive on your scheduled arrival date, the booking will be treated as a no-show and cancelled. No refund or credit will be provided.
- Bookings must be made under the name of the guest who will be staying. A valid name, phone number and email address are required so we can communicate important information about your stay.
- The total number of occupants must be declared at the time of booking and cannot exceed the maximum capacity for the accommodation or site type. Additional guests may only be added if the accommodation allows and must be approved prior to arrival.
- All attempts to accommodate room / site requests will be made however we cannot guarantee a specific room or site.
Pets
Pets are not permitted at BIG4 Tasman Holiday Parks - Ballina.
Deposits & payments
A credit card payment for the full amount of your stay is required on booking. The Park will process a charge against your credit card and send confirmation to the email address supplied. Your reservation is not confirmed until your credit card has been charged and a receipt letter received from the park.
Bookings Staying (2nd - 6th April 2026)
- 1 Night Deposit is to be paid at time of booking
- 50% of total stay cost is due by 1 November 2025
- 100% of total stay cost is due by 1 March 2026
If you are unable to meet the deposit due dates, you must contact the park to make alternate arrangements. Failure to do so may result in your booking being cancelled and forfeiture of any money paid. We will make every attempt to assist you.
Bookings Staying (24th December 2026 - 9th January 2027)
- 1-night deposit – Payable at the time of booking
- 50% of total stay cost – Due 1 July 2026
- 75% of total stay cost – Due 1 October 2026
- 100% of total stay cost – Due 1 December 2026
- If you are unable to meet a scheduled payment, please contact the park before the due date so we can discuss possible arrangements.
What you need to know
For standard tariffs/rates the following terms apply;
- First night is payable at the time of booking
- Reservations can be amended or adjusted up until 72 hours prior to your scheduled arrival
- Should you wish to cancel your booking you must notify the park at least 72 hours prior to your scheduled arrival.
- If notice of your cancellation is received within 72 hours to your scheduled arrival time, the park may retain all monies paid.
- Deposits will only be refunded if the park is notified 72 hours prior to your scheduled arrival.
- If you do not arrive on your reservation date your booking will be cancelled without refund or credit.
- Name on the reservation must be the same as the credit cardholder’s name and same individual must check-in for the stay
RECEPTION HOURS:
Reception hours are 8am to 6pm (Monday to Saturday) and 8am-4pm (Sunday). Guests arriving outside these times must contact park reception during reception hours to make alternate arrangements. Guests who fail to arrive on the designated day or who arrive after reception hours and have not made alternate arrangements will forfeit the cost of the first night.
ARRIVAL / DEPARTURE:
All accommodation and sites are to be vacated by 10am on day of departure. If you would like to make alternate arrangements, please see our team at reception prior to arrival or scheduled departure time.

SPEED LIMIT:
All roads in the property are shared between vehicles, pedestrians and kids on bikes and scooters. All roads have a walking pace speed limit of 8km/h unless signposted otherwise.
NOISE:
Please be respectful of others and their enjoyment within the park by restricting noise from music, televisions, and social gatherings between 10pm and 6am.
PARKING:
One car space has been allocated for each site. Please park in this space and not on or across roadways.
CHILDREN:
All children in the park are the responsibility of their parent or guardian. All children under 12 must be accompanied by an adult when using the amenities, playgrounds, pool areas and other park facilities. We require all children to be back at their registered accommodation or site by 10pm.
BUNK BEDS:
Children under 9 years of age should not use the top bunk. Children should also not play on the top bunk.
BICYCLES / SKATEBOARDS/ SCOOTERS/ ROLLERBLADES/GO-KARTS:
Are to be used in daylight hours and only on roadways. These items are not to be used in or around park facilities such as the laundry, amenities buildings, playgrounds etc. Other out of bound’s areas, including the entrance to the park, will be outlined by our team at reception.
SWIMMING POOL:
Use of the swimming pools and other water play activity areas in the park may result in serious personal injury, including death, drowning, head, eye, spinal injury, paralysis, broken limbs, or strains. Flips, somersaults, and inverted manoeuvres into the water are dangerous and are prohibited. Other risks include diving headfirst, slips, trips, falls and running on wet surfaces. All children in these areas are to be under the strictest supervision by their direct parent, adult carer, or responsible adult guardian. Appropriate swimwear must be worn at all times.
PLAYGROUNDS AND JUMPING PADS:
Use of playground & jumping Pads / pillow equipment may result in serious injury including death, head, eye or spinal injury, paralysis, broken limbs or strains. Risks include falls and collisions with other users and hazards associated with gaps, openings, and protruding objects.
VISITORS:
If a there is an additional person (or persons) to the number of persons disclosed as staying on the site or in the cabin or room, an additional fee may be payable. If you have a visitor who does not leave the Park by 8.00 pm, Tasman may treat the visitor as an additional person which may incur an additional fee.

See Park map or reception team for location. Please do not use amenity blocks.
FIRES:
Fires are only permitted at certain Tasman Holiday Parks and during seasonal periods and weather conditions and can only be lit in braziers or fire pits. Fires must always be attended at all times when lit and extinguished appropriately when complete. Fires can only be lit in line with local fire services guidelines (i.e., not during a fire ban). See reception for more information.
SMOKING:
Is not permitted in any accommodation or common areas. If smoking occurs in any accommodation, an additional fee of $400 will be charged to cover cleaning and sanitisation costs.
EMERGENCY:
For any emergency cases relating to fire, police or ambulance please contact 000 (Australia). After Hours assistance by park management will be available. A mobile number is posted on the reception entry.
UNAUTHORIZED ACTIVITIES:
Antisocial behaviour, illegal drug use, excessive use of alcohol, undue mess around site, unregistered vehicles, undue noise, acts of violence, smoking in accommodation, driving lessons and conducting business onsite are prohibited from occurring on the property. Failure to comply with any of the above, including any damage caused to the property may result in eviction from the property.

BIG4 Holiday Parks facilitates this booking service and is not responsible for the provision of services, standard of facilities or payments received. All bookings are made directly with the individual owner of this BIG4 Member Park and therefore BIG4 Holiday Parks will not accept any claims for refunds or credits.
